First new apartment complex in thirty years planned for Leamington, ontario.

Piroli Group Developments is pleased to announce plans to build a resort-style apartment complex in Leamington, Ontario.

Results of an in-depth feasibility study conducted by Piroli Group showed there is an imbalance between renters and rentals in the area. Leamington has a low rental density, especially with apartment buildings, yet there is a large amount of “lifestyle” renters who are looking for high-end dwellings. The study indicates there is a need for about 200 units. The town hasn’t seen any new multi-unit residential developments for more than 30 years.

Phase 1 of the planned development, which is to be called Seacliff Heights, will be a 105-unit, six-storey, condominium-style apartment building. Apartments will range from one-bedroom suites up to penthouse suites on the 6th floor. All units will have a washer and dryer, walk-in closets and ensuite bathrooms. Utilities are included, and there are no condo fees. Apartment building amenities will include a games room, common room, gym, theatre and an outdoor resort-style pool area. Residents will enjoy breathtaking views of Lake Erie.

Seacliff Heights will be set in a quiet residential area surrounded by lush landscaping, gardens, and plenty of parking. Residents are minutes from local shops and national retailers, and steps away from Lake Erie’s north shore and the marina via a walking path.

Seacliff Heights will appeal to retirees and anyone seeking an active lifestyle in a relaxed setting. Located on the 42nd parallel – the same latitude as Northern California, Leamington enjoys mild winters, and long, lingering summers. The town hosts many festivals and concerts, and is home to the Leamington Arts Centre. Nearby attractions include 18 local wineries, golf courses, national parks, miles of waterfront and trails, and the quaint town of Kingsville. Windsor and Detroit are a short drive away, and Leamington residents can be at the Detroit airport in only one hour.

Seacliff Heights is a 5-year development project valued at $80,000,000, and the Piroli Group is planning on sourcing the majority of the work from the Essex community. Pre-release of Phase 1 will begin in January 2015, and the building will be ready for occupancy by April 2016. Phase 2 will be a retirement residence, and Phase 3 will be a replica of Phase 1.
